What is the procedure for ordering a property valuation online at Valum?

At Valum, requesting an official property valuation online is a very simple, fast and reliable process. While the appraisal is contracted online (currently there is a 20% discount), in less than 2 hours we call you to start the whole process offline (advice, make an appointment with the appraiser, etc).

Let us look at the procedure:

  1. The first step to contract the official valuation of your property is to complete the form on this page by selecting the different options: type of property (homes, garage/storage room, business premises or offices), estimated value of the property and the purpose of the valuation. This form will show you the appraisal price of your property with the 20% discount applied.
  2. Secondly, confirm your order and fill in the form below with just 4 personal details so that we can contact you and start your official valuation.
  3. Thirdly, make the payment by credit card or bizum and we will call you within 2 working hours to start your appraisal. You will receive an email confirming your order. If you can’t find it, check your junk mail.
  4. Once a sales manager has called you, you will receive an email with real-time access to your appraisal tracking.
  5. During the first 24 hours, you will receive a call from the appraiser to arrange a visit to your property.
  6. Once this visit has taken place, the report is validated by an internal control team. Within 3 to 5 working days, you will receive the official appraisal report in PDF in the “Documentation” section of our tracking tool together with the invoice for the assignment.

What documentation do I need to carry out an official property valuation?

One of the most important documents is the Nota Simple of the property, but if you do not have it, do not worry, we request it from the Land Registry for you for only 15€ + VAT. You must also have the Cadastral Reference. For the rest of the documentation, we will advise you throughout the whole process.

What factors influence the valuation of real estate?

Some of the main factors that influence the value of an official valuation are its state of conservation, age, location in the territory, surface area to be valued, tenure, state of occupation, compliance with urban planning regulations, progress of construction in the case of a building work and conditions of economic exploitation in the case of the valuation of a business.  

What is a home mortgage appraisal?

The mortgage appraisal is a compulsory document when applying for a mortgage and is therefore required by the financial entity for its processing. It is an appraisal report that determines the value of a property and other associated rights when applying for a mortgage loan. It is carried out by appraisal companies approved and supervised by the Bank of Spain and is always subject to Order ECO 805/2003.

What is the market value of a property in an official valuation?

This is the value of a property at a given time under normal market conditions, which would be carried out voluntarily between an independent buyer and seller, with a normal commercialisation process, without taxes and free of speculation. This type of appraisal is valid for inheritance distributions, divisions, divorces or in commercial or corporate transactions.
